Columbus City Council Approves 368-Unit Apartment Complex at 5295 N. Hamilton Road in Northland

Columbus City Council approved rezoning for a 368-unit apartment development on 19.8 acres at 5295 N. Hamilton Road in northeast Columbus, clearing the way for Columbus-based developer The Daimler Group to build the project known as Langham at Chestnut Hill, according to official city records.

The Columbus City Council agreed to change the zoning rules with Ordinance No. 0524-2025 on March 10, 2025. Mayor Andrew Ginther signed it on March 12, and the City Clerk confirmed it on March 13, according to official records.

The zoning change switches the land from a Limited Commercial area to a Limited Apartment area, which lets the new apartment complex be built.

The 19.80-acre land is located on the west side of North Hamilton Road, close to Thompson Road, between East Dublin-Granville Road and Morse Road in the Northland area near Interstate 270.

Franklin County property records show the site with parcel number 545-257080. City records say the land was previously empty and owned by the Lurie Family Limited Partnership.

Project Details

The project called Langham at Chestnut Hill will have up to 368 homes. The city’s rules say the buildings can be no more than three stories tall and 45 feet high. There must be plants around the site, controlled access, and a 72-inch tall white fence on the west side.

The Daimler Group submitted the rezoning request as Case No. Z24-042. Lawyer Sean Mentel filed this request for the developer, according to city records.

City Planning Review

Columbus planning staff recommended approval of the rezoning, stating the project aligns with the Northland Plan, Volume II (2002), which encourages compatible infill development within the area.

The Columbus Development Commission voted 3-0-1 in favor of recommending approval during its Dec. 12, 2024 meeting.

City planning documents state the development supports Columbus’ broader housing strategy to increase residential supply across the city.
